Do I buy a tiled roof or glass roof?

That decision will rest on a series of factors, including how the space will be used, what direction it faces and how much money you must spend on a new roof. If you value natural light and would like a nice garden view, we can add solar control glazing to your roof – one of many glazing options we have at RMC.

To gain a year-round extension, a solid tiled roof installation would meet the objective. It could also have full length glass panels or Velux windows to make it something between a solid and glass roof and give you the benefits of both.

Is it worth getting my frames replaced too?

We would say, yes, doing so because it makes sense to have the latest thermally efficient windows fitted at the same time as a new roof being installed. Then you can be assured of warmth in all weathers and won’t find your conservatory usage restricted.

It would be a disastrous situation where you to be left with a draughty conservatory after your new roof has been put in because of the poor insulation offered by your windows. RMC can sort you out with a great deal for the full package of a new roof and new windows.

What are your replacement tiled roofs made of?

A tiled roof is largely pre-built, so it doesn’t take long to install it once we transport it to a customer’s home. This minimises any disruption to your home life. It will be styled based on your requirements and measured accordingly.

As for what it’s constructed from, it has a pre-engineered lightweight frame, insulating panels, insulated fire-grade plasterboard, exterior grade plywood and impenetrable membrane. We have various tiled finishes available, or you can request solid roofs to help make the extension blend in with your house.

What is a Clad over roof?

Weight: A clad over solution may be too heavy for the existing framework as it uses heavy timber, insulation, and tiles. Any new roof for a conservatory needs to be lightweight. The lightest solid roof systems weigh around 31KG/M ².

Tip: Always ask your installer for the total unit weight of the new roof per Sq.M

Fire Safety: ‘Clad-over’ systems fail to comply with current fire safety regulations as they are not effectively fire tested as a complete roof structure, which they must be to satisfy the relevant part of building regulations. In an original structure, only certain components may have been tested. Solid roofs must be classified as AC, AB or AA in accordance with BS476-3.

Tip: Ask to see the fire safety certificate of the entire roof system before you commit to the project.

Building Regulations: It’s rare for a clad over system to receive Building Regulations Approval because of its low thermal value and weak structural integrity. This is not the same as planning permission, which is something entirely different. Building Control need to be informed if you are planning to modify a structure (replacing a glass or polycarbonate roof with a solid roof). 

Tip: Don’t start a conversion until your local Building Control has been told first. Get hold of a Building Regulations ‘Final’ Certificate and keep it in a safe place.

Will I still experience temperature-related issues?

No, those days will be gone as a replacement tiled roof is designed to make living spaces fit for year-round use. As you often get with an old polycarbonate roof, you won’t be left with a conservatory that feels like a greenhouse in summer. The solar control glazing in the roof will stop the weather from having a negative impact, just as successfully as the insulating roof tiles.

What are ‘A’ rated windows?

The BFRC Rating Scheme classifies A rated windows as the most energy efficient windows in the UK. All replacement windows are given an energy rating, with this rating also telling you if they conform with Building Regulations, a necessity for any modern window installation.

Window Energy Ratings work in a similar way to the traffic-light style system used to rate the energy efficiency levels of ‘white’ goods e.g., fridges, freezers and washing machines. Being able to see the energy efficiency rating of a window helps you to make a more informed decision when buying.

What will a new roof cost?

For a small conservatory roof, it can cost from about £5,000, with a large conservatory roof usually cost from around £12,000.

How long will it take to fit a new conservatory roof?

Not long at all. Normally, it will only take a few days, so we’ll be finished at your home in no time.

Will planning permission be required?

No, you will not need to obtain planning permission to switch from your existing roof, but it is mandatory to have Building Regulations Approval. Without it, you could have a problem selling your house.

Is Building Regulations Approval necessary?

Building Regulations Approval provides confirmation that your local authority has approved your chosen replacement roof system. It also means that a government approved building control inspector is happy that it has been installed to the relevant standard and is both structurally safe and thermally efficient. If you come to sell the house, there will be no hold-up with this because of it being deemed as unauthorised works.

What do we need to do when our finance is approved?

If you’re arranging your own finance, you’ll need to call us as soon as you get the go ahead. If you’re taking up one of our offers, the company will tell us both directly, so there’s no need to call as we will get in touch with you.

What happens if finance is refused?

Finance companies can turn down people for lots of reasons, for example if you’ve moved several times over the past few years. In these circumstances, we always do our best to help and sometimes it’s worth trying another provider, especially if they know you.

I’ve applied for finance with RMC. How long will approval take?

Sometimes our finance company will say ‘yes’ almost immediately and on other occasions it may take them a few days. This short delay can be for any number of reasons and you should not be unduly concerned.
